Our Services

The role of a Transaction Manager is to be the fingertips of the agent. The agent is the heart, soul, and brain of the transaction. Here is what we offer:

Disclaimer: Integrity Concierge LLC is a licensed agent in the State of Minnesota. Provider is licensed under Realty Group LLC ("Broker"). Per Minn. Stat. § 82.73, subds. 1-39., If licensed, licensee can only act on behalf of the broker to whom they are licensed. Due to this, Provider can only work with agents licensed with Broker.

Transaction Management - $350

Accepted Contract to Close ONLY

  • Introduction e-mails to all parties of the transaction

  • Acquire title & lender contact information from co-operating agent

  • Audit file for compliance & completeness

  • Inform Agent of any missing documentation.

  • Submit file to title, lender, and brokerage

  • Monitor timeline and send reminders for approaching deadlines

  • Confirm inspection has been scheduled

  • Follow up on Appraisal deadlines with Lender

  • Distribute HOA documents (if applicable)

  • Social Media milestone marketing images

  • Upload documents into brokerage compliance software system

  • Send out complete file to agents/clients/brokerage prior to closing

Listing Representation to Close - $500

•    Send Out Representation & Listing Documents For Signatures
•    input MLS Data, Photos And Update Status Throughout Listing Transaction
•    Social Media Marketing Images
•    All Contract To Close Duties

MLS Listing to Active ONLY - $150

•    Send Out Representation & Listing Documents For Signatures

•    Input MLS Data, Photos And Update Status until Active

Buyer Representation to Close - $500

•    Send Out Representation Documents For Signatures
•    Offer Writing On Behalf Of Agent
•    Social Media Marketing Images
•    All Contract To Close Duties

Dual Representation* to Close - $800 

*Dual Representation in which the Agent is facilitating both sides of the transaction. (hogger)

•    Send Out Representation Documents To Both Parties For Signatures
•    Send Out Listing Documents For Signatures From Seller
•    Input MLS Data, Photos And Update Status Throughout Listing Transaction
•    Offer Writing On Behalf Of Agent
•    Social Media Marketing Images
•    All Contract To Close Duties

SERVICES DO NOT INCLUDE*: 

  • Negotiating terms/repairs/changes in contract

  • Scheduling inspections

  • Ordering HOA documents

  • Showing houses

  • Monitoring agents email/calendar

  • Signing on behalf of agent

  • Submitting offers to listing agents on behalf of agent.
